Across the United States, over 5 million multi-family buildings stand as underutilized assets, aging structures with strong bones, ready for transformation. Greensphere is unlocking their potential.
We’ve developed a vertically integrated, factory-built retrofit process that turns outdated buildings into high-performance, net-zero housing at a third of the typical cost. By manufacturing standardized core modules in regional factories, we scale precision and efficiency in ways traditional construction simply cannot match.
At the heart of our system is a fully equipped mechanical core. Each module contains all essential infrastructure: bathroom, kitchen, HVAC, and electrical systems—pre-installed and fully integrated. These modules are stacked vertically inside the building, aligning mechanical systems across floors and connecting to a central spine that runs from top to bottom. This design ensures clean, rapid installation and consistent operation.
By consolidating systems into one repeatable unit, we eliminate the cost and complexity of juggling multiple subcontractors. This alone removes a major barrier to speed and cost control in urban housing projects.
Modules are installed by crane directly into the building. Equipped with wheel-and-track systems, each unit is guided precisely into place. Once positioned, wheels retract and the module locks into the infrastructure below, connecting seamlessly to sewer and electrical conduits. Completed wall panels are then added to complete the structure, with architectural styles adapted to local context.
Our factories are strategically located near major highways, allowing rapid transport of modules and wall assemblies to cities in need. A single factory operating two shifts can produce over 1,000 retrofit units per year: 4 per day, 250 days a year. Some facilities specialize exclusively in retrofit modules, streamlining workflows and maximizing output.
By building at $100 per square foot, Greensphere offers a level of affordability unmatched in the market, without sacrificing design, performance, or sustainability. This radically changes what’s possible for cities struggling with housing shortages and aging infrastructure.
Greensphere offers a long-term solution to the housing crisis. By retrofitting existing buildings rather than starting from scratch, we reduce waste, lower emissions, and honor the embodied energy of the urban landscape. Every building we reclaim is one less burden on the environment and one more opportunity for equitable, climate-conscious housing.
Greensphere is turning forgotten buildings into future-ready homes. We’re not demolishing the past; we’re building the future right into it!
